The process

Four steps, and you can stop at any one of them.

Nothing here is binding until you sign a purchase agreement, and you are never obligated to sign one.

  1. You reach out
    You contact us through the form on this site, by email, or by phone, and tell us about the property. We only contact you if you have asked us to.
  2. We look at the property
    We review the address, condition, and recent comparable sales in the area. If we need to see the property in person, we arrange a time that suits you.
  3. We tell you what we would pay
    We give you a number and explain how we arrived at it, including what we think the property needs. If listing with an agent would serve you better, we will say so.
  4. You decide
    If you accept, we sign a purchase agreement, the title company handles closing, and you pick the closing date. If you decline, that is the end of it — we do not keep contacting you.

Questions people actually ask

Does it cost anything to ask?

Asking us what we would pay costs nothing. Homewise LLC does not charge you a commission, because we are the buyer rather than an agent representing one. Normal closing costs still exist in any property sale — we will set out exactly which ones apply and who pays them in writing, before you sign anything.

Will you pay what an agent would get me?

Usually not. A direct sale trades some sale price for speed, certainty, and not having to prepare, list, and show the property. That trade is worth it for some people and not for others, and we would rather you know that up front.

Do you actually buy it, or pass it to someone else?

Homewise LLC is the purchaser. We are not a marketplace, a referral network, or a service that sells your details on to other companies.

What if the property needs a lot of work?

That is normal and it is not a problem. You do not need to repair, clean, or clear the property before speaking to us, and you do not need to remove anything you do not want.
